Malacia is a term used for pain under the knee cap (runners knee). You may strengthen and stretch certain muscles to influence the tracking of your knee cap. The inside muscle of the quadriceps is the vastus medialis. This is activated when your knee is tightened in the straight position. That is why straight leg raising with Leg weights are very beneficial for Chondromalacia.

Strengthening through a bending position activates the larger, lateral muscle of the quadriceps, when this muscle is strong it further pulls the knee cap more laterally, thus further aggravating the condition. There is more compression to the knee cap the further you bend, therefore deep squatting is not advisable.  If the lateral hip muscles are tight, they will have an affect on the knee cap. So stretch the hip and hamstrings.   Poor foot mechanics such as excessive foot pronation will adversely affect the position of the knee cap. PATELLA FEMORAL SYNDROME  (JUMPER'S KNEE)

One of the big differences between the effects of patella femoral syndrome (that is, tendinitis of the patella--the kneecap), and chondromalacia is that tendinitis sufferers are much better able to locate the pain. Whereas people with chondromalacia may rub their fingers up, down, and around the knee to indicate where it hurts, when you have tendinitis you can put a fingertip right on the spot. It's so tiny and specific that you can put the tip of a ballpoint pen right on the spot and just about levitate yourself into the air with pain. And that spot is right at the bottom of the kneecap, where the tendon that goes on to connect to the shinbone begins--hence the name, patellar tendinitis. It's also called jumper's knee, as it was first described in the takeoff leg of high jumpers. But it turns out that basketball players probably have more jumper's knee than anybody else. You also see it in dancers, runners (and it's very hard to deal with in runners, for some reason), volleyball players--anyone who runs and jumps regularly may suffer from it. And, like chondromalacia, it sneaks up on you, first hurting after your activity, then toward the end of the activity, then during, at the beginning, and finally all the time. It's not nearly as common as chondromalacia-nothing is--but it's more difficult to deal with. It's probably the second most frequent knee injury.
